Is it better to buy or rent a house in India?

There is no universal answer. Buying tends to win if you will stay in the same city and home for 7 to 10 years or more, your income is stable, and the EMI stays under about 40 percent of your take-home pay. Renting tends to win if you value job mobility, live in a high-price low-yield metro where rent is only 2 to 3 percent of property value a year, or you can invest the saved down payment and monthly difference into equity at a higher return than the home is likely to appreciate.

What is the rent vs EMI break-even?

The break-even is the number of years you must stay for the total cost of owning to fall below the total cost of renting and investing the difference. It is not the point where your EMI equals your rent. You must also account for the one-time stamp duty and registration of roughly 6 to 8 percent, the opportunity cost of the down payment, maintenance and property tax, minus any home appreciation and tax benefits. In most Indian metros this break-even is around 7 to 12 years.

What tax benefits does a home loan give?

Under the old tax regime you can claim home loan interest up to Rs 2 lakh a year on a self-occupied property under Section 24b, and the principal repayment counts within the Rs 1.5 lakh Section 80C limit. Stamp duty and registration paid in the year of purchase can also be claimed within 80C. The new tax regime does not allow interest deduction on a self-occupied house, so these benefits mostly apply if you choose the old regime.

How much down payment do I need to buy a home?

Lenders in India typically finance up to 75 to 90 percent of the property value, so you usually need a down payment of at least 10 to 25 percent. On top of that you must budget for stamp duty and registration of roughly 6 to 8 percent, plus other charges, none of which the loan covers. On a Rs 75 lakh home a 20 percent down payment is Rs 15 lakh, and total upfront cash needed can easily cross Rs 20 lakh once registration and other costs are added.
